The character of Bridle Path.

The Bridle Path runs along the Don River ravine east of Bayview Avenue, north of Lawrence Avenue. The defining characteristic is land. Two acre minimum lots are the rule. Mature deciduous trees mean estates set back from the road, often invisible behind gates. Architectural styles range from Georgian limestone to contemporary glass to neoclassical chateau. The neighbourhood is quiet by design. There is no commercial activity, no through traffic, and no public transit running through it.

Schools and catchments.

The Bridle Path is zoned for Denlow Public School, Windfields Junior High, and York Mills Collegiate Institute. Private school options nearby include Crescent School (boys, JK to 12), Toronto French School, Havergal College (girls, JK to 12), and Branksome Hall.

If you are buying.

If you are buying in The Bridle Path, three things matter most: lot quality, ravine access, and renovation potential. Many of the original 1950s and 60s homes are sitting on land worth more than the structure. Be prepared to assess teardown value alongside livability. The most coveted streets are Park Lane Circle, High Point Road, and Bayview Ridge, all of which back onto ravine. South-facing exposure with mature trees is the holy grail.

If you are selling.

If you are selling in The Bridle Path, the buyer pool is global, not local. Most of our buyers come from Hong Kong, Beijing, Dubai, London, and the Middle East. Marketing must reach internationally with multilingual content, video tours, and discreet off market positioning where appropriate. Pricing requires careful comparable analysis. Two estates can be physically similar but differ by $5M based on lot, ravine access, and recent renovations.

The numbers.

Average sale price 2024-2025: approximately $12.8M. Days on market for properly priced estates: 60-90 days. Properties priced above neighbourhood comparables routinely sit for 6-12 months.
