Rosedale

Toronto's oldest luxury neighbourhood. Rosedale was developed in the 1820s and remains the city's most architecturally significant pocket. Victorian, Edwardian, and Tudor revival homes line winding streets carved through the Don River ravine. Featured on HGTV's coverage of Luxe Listings Toronto with the Astley Estate.

The character of Rosedale.

Rosedale is bounded by Bloor Street, Mount Pleasant Road, the CPR tracks, and the Don River. The neighbourhood splits into North Rosedale (above the railway tracks, with grander estates and ravine lots) and South Rosedale (below the tracks, with tighter Victorian streets). The most coveted streets are Crescent Road, Glen Road, Elm Avenue, Maple Avenue, and Chestnut Park Road. Heritage protection applies to many properties.

Schools and catchments.

Rosedale is zoned for Rosedale Junior Public School, Whitney Junior, and Jarvis Collegiate. Branksome Hall (girls, JK to 12) is within the neighbourhood. Private school options nearby include Greenwood College School, The York School, and De La Salle College Oaklands.

What we have sold here.

  • Astley Estate Rosedale, featured on HGTV ('The Most Extravagant and Coolest Homes on Luxe Listings Toronto'), Art Deco and modern fusion, painted ceilings, indoor pool.
  • Recent Rosedale sales range from $3M Victorian semis to $20M+ heritage estates.
  • Glen Road and Crescent Road consistently set neighbourhood price records.

If you are buying.

Buying in Rosedale requires comfort with heritage restrictions. Many homes are designated under the Ontario Heritage Act, which limits exterior modifications. Inside, buyers can renovate freely. The two key questions: is the home heritage-listed, and what is the ravine relationship? Ravine lots in Rosedale can carry a $2M+ premium over interior lots. Expect older mechanical systems and budget for significant renovations.

If you are selling.

Rosedale sales benefit from strong local press and historical context. A home with provenance (former politicians, business leaders, artists) commands premium pricing. Photography must capture mature trees, original architectural details, and the ravine setting. Buyers in this neighbourhood appreciate restraint over flash. Stage to look like an established estate, not a flipped contemporary.

The numbers.

Average sale price: $4.9M. Active inventory: 14, the lowest in Toronto luxury, reflecting tight turnover. Days on market: 49. Heritage homes trade at a premium when properly restored.
